The Backstory:

Like many of you, I was zoning out on the couch when I saw this story on the 10 o’clock news.

As a professional property manager, I hear all kinds of stories. But this one struck me because it seemed that he did everything right.




He was getting a raw deal and that did not sit well with me. Life as been hard enough the last two years. I swiped thru my phone to which properties I would even have to help him with. I had one property that just might work.

I sent a DM to Fox 5 trying not to sound like an internet weirdo.



They did forward the information onto Derek and he followed up with me soon after. Obviously with everything he had already been through, he was very skeptical. He went over to view the property and let me know that the property would work great for him~!!!


When I said that Derek had done everything right, I was serious.

When he received the eviction notice from the owner representative, he filed an answer to the Justice Court


IMPORTANT APPLICANTS: If your landlord gives you an EVICTION NOTICE, you MUST file an answer in the Justice Court. If you do not file an answer, your landlord can evict you even if you have applied for rental assistance. When you file the answer, tell the Justice Court that you have applied for rental assistance and request mediation. This is the ONLY way to protect yourself. CHAP (Clark County CARES Housing Assistance Program):

The CARES Housing Assistance Program (CHAP) assists residents of Clark County who have suffered substantial financial hardship and now lack sufficient income or resources to pay their rental housing costs and utilities because of the COVID-19 emergency or the response to that emergency.


Most people think of CHAP fund as your rent paid on your behalf. Not as well known is that they will also assist you financially in getting you into a new home and help with utility bills.

Derek submitted his application on-line with CHAP and uploaded the requested information.


Because his owner refused to participate in the CHAP program, those funds were reallocated to the new owner of the home I had available for him to move into.

This means that Derek moved into a new property with no money out of his pocket.


If you are in a situation like this, please remember the most important thing you can do is keep open communication with your owner/property manager.

Also remember that properties are all individually owned even if professionally managed .
